this is a very nice game and an obvious passion prokect for the def. it has a bunch different and individual love interests that rly set it apport form other generic harem games. the mc is also quite likeable. the right amout of "good guy", "self righteous" and "horny". i admit he comes across like a marry sue at times but not enough to rly suptrakt from the game.

I’m really struggling to come up w good points for this one but didn’t find any before getting annoyed and deleting the whole mess. The ui/interface is among the worst I’ve dealt with. You can’t click to interact with things or rooms. There is a list of buttons on the right. You start in the living room and click one of those other buttons. Then the only choice you have is to click back to the living room to choose something else. You can’t just go from room to room. Should be better as it’s been out for many years now. On the right side are a bunch of very simple icons for the various girls. You can’t tell who the girls are by the icons. Hints seem to be for girls you’ve never met so don’t help. When you get a girl’s phone number, you go home and call her and act like you haven’t seen her for several days. Interacting w the mom involves telling her you love her. That’s it. No other conversations yet and you can’t hug or anything. (from where I was at in the ‘game’) With the sister you can hug her, then kiss her, then something else….Each action ‘resets’ the whole scene like you haven’t seen each other before. Conversations are pretty simplistic and boring. Not much of a story. Graphics are poor. Colors are average to below average. Details in scenes are terrible. They may have been ok several years ago when the game was released, but since they don’t update the artwork and have very few other updates it’s probably best to just move on. There just isn’t much to grab onto and hope for a terrific game. Obviously I didn’t get too far and consider it a big waste of time.

It’s rare that I find a really good story in the VNs on this site, but Apartment69 has the best one — Nea’s LGBT route is the best story I’ve seen so far. When I finally went to bed, I even dreamed I was going out with a trans girl, like… what the hell, that was insane. So yeah, congrats to whoever wrote this.

As others said before me, most of the game revolves around the only trans character, Nea, and even if you choose to avoid being sexually involved with her it still happens but the H-scenes are simply skipped, so after a while the story makes no fucking sense because she is considered MC’s girlfriend in the eyes of every other character in the story. I mean WTF? I love Nea’s character as a friend, and the dev HIMSELF gives you the choice of staying just friends at one point, and the next thing you read is “Nea gave me a blowjob and we went to sleep together”, so it actually skipped the H-scene but it still happened nonetheless... It could have been a very nice game if things weren’t forced, but the dev chose to ruin it all by imposing a trans relationship without any warning at the beginning of the game. And let’s be honest, this game is already 7 YEARS OLD and had only 10 updates so far, with very little content, so let’s wait for 2045 for the “completed” tag.

Thought I would leave the trans content in but skip the H scenes cos eww., the dialogue is a one sided trans foie gras feast though. The first real conversation about it and Nea promotes puberty blockers for children, singing their praises and when questioned about possible side effects says yeah i think there was something about weak bone development but that's not important... edit* a genius argument in order to refute the power dynamic in incestuous relationships the writer gives the example of two consenting 18 year old brothers having sex once a month. therefore incest is fine because there is no power dynamic. Gameplay is straightforward. Map has few enough locations to be simple. Graphics are dated.

Updated 2025-12-03 - If you read it before there is nothing new to this, minor changes. TLDR - Dislike trans? Skip. Dislike no sex? Skip. Want any character development in the cast of more than six? Skip. Want content diversified across the cast? Skip. Want good renders? Skip. Want a game where 1 (trans) character is 90% of the game, and the character is barely more than the trans label? Play it to hell and back. Perfect for you. We are many years in. It does not feel or play like it. The game used to have promise. At the time the characters weren't very well developed but what was there was interesting enough to hold attention while waiting for updates to be created. Then more time and little character later, the promise remained even as the focus was shifted elsewhere. Then Nea became unavoidable. This marks an obvious enough shift because with that one change the game stopped being "harem game" and became "trans focused harem game" where your MC is constantly going "yeah I ain't gay" every other day. To be very fucking upfront. If you dont want to be forced to interact with the trans character SKIP THE GAME. The ENTIRE game is about Nea, every characters progression is locked behind Nea and the only "good" thing is there being an option to skip the scenes with em. I put good in quotation marks because its the best of a load of trash. You still have to DO the scenes, it just skips some stuff. Character(s) Nea is not a character, Nea is a plot device. Luxee clearly just wanted a game about a trans character and had to justify it by making all the others. Nea is a man. A dude. You can say "but Nea or the dev" or whatever but even I, somebody who doesnt want M2F trans whatsoever in a game without an option to avoid can see how lame the attempt is. Everything about the dude is male, he says girl and then you get what? 1 or 2 scenes where that isnt how he acts/dresses or such. You replace em being trans with gay and 99% of Nea is the same. Hell you could say 100% if you just label Nea femboy. Oh, Nea gets beat by dad because he dopesnt approve, bullied because of course that happens. For the sheer ammount of the game locked behind Nea theres nothing to the character. The rest of the characters? They don't exist, not really. They either push more "development" for Nea or they do their own. One is under the gaze of her ever present brother who hates you but theres so little to her scenes, the few she or ANY other characters get. The rest outside the family are so forgetable I cant even remember who or what they are. Both sisters want to bone you, the elder is dealing with the whole "societal views say its wrong" thing plus the belief that she isn't attractive and the other just doesnt care because she's 10. Mother is fine with the above, encouraging it even. Who better than their brother after all? She too shares in the elder daughters belief she isn't fit for the MC. It feels like he made a small famlly incest game, saw how harems were the current thing and then threw all the characters in without thinking of HOW TO MAKE THEM APPEALING. The family is written like theyre actual people, the elder sister isnt sure how to deal with her feelings and the views shes had imprinted onto her by society. Younger sister is adorable and acts as you would expect. Mother just wants her kids happy and if their brothers the way to said happiness then she's getting the family wreath ready. Two have doubts about a relationship with the MC but they're so cookie cutter I can tell the resolution will be "yes not-hag/sister I want to fuck you in the pussyhole" and then they're fucking. Or something as simple. Everything else The renders are fine, nice even. To be expected considering the years he's been using daz but theres no improvement or nearly none from start to end of the game. Animations exist, not sure what resolution they were made for but I can see things I wouldn't with a smaller screen - personal issue. That aside while not the best ever they are good enough and FAR from the worse I've seen. The sex? Bahahaha. There is barely any sex. Not really zero but theres only 1 now 3 straight scenes so essentially nothing its finally making progress. One of those isn't main story, its part of the interaction stuff in the sandbox. Gameplay? Its a sandbox. You go to wherever, click the character with the colored portrait and then their scene plays. You played this before. Sometimes you interact with them and pat their heads or whatever applies. Contrary to what the above might have you believe I have no actual issue with Nea exisiting, my issue is that the game DID have the option to reject em and now theres no such option. Something thats so bloody niche being mandatory is killing interest, people will praise it JUST for the inclusion of a trans character without considering how few people are going to want anything with them.

I really liked this game. Downside could be that the renders aren't holding up to the best you can see in H games in 2025, but they're not terrible either—I'd say they're above average for sure. Story sometimes moves a little bit too fast, but making it slower is more difficult, so I understand that. People who complain are probably playing the censored version, and I don't get that 'cause this is clearly a game with certain niche themes, and that's the only reason I'm here. If I want a "normal" H game, I just go to the top lists of H games. I hope this game gets more good content 'cause I'm here for it.

I usually don't review "unfinished" games as a matter of principle, because I believe that even the worst games can be redeemed by good updates. But honestly, after playing the latest version (v0.09) and reading the whole thing, down to every line from every character without skipping anything, I'm utterly disappointed. I'm a long time Parental Love fanboy. I've had PL in my signature for years, and that game has remained in my top 5 despite its flaws because I just loved it that much. That's why I got so invested in Apartment 69, which is why I expected so much more from it. Apartment 69 is a linear sandbox, which sounds like an oxymoron because it is. You can "choose" which girls you want to pursue and when, but your progress with Girl A will eventually be locked until you progress with Girl B. This creates continuity at the cost of cohesiveness, and the fact that there are zero choices throughout the game only makes this worse. It's a "sandbox" on rails, which completely defeats the purpose. Writing & Characters: Spoiler As for the scenes (or memories) themselves, you'll quickly realize that the progression isn't made of unique and individual events, but of one long event split into different scenes to justify the sandbox. This, combined with my previous point, should tell you that this game should've just been a kinetic novel instead. If the player can't progress however they want and the scenes have to be chopped into small pieces in order to stretch the shallow storylines, that's when the sandbox starts to look more like a crutch than a feature. When it comes to the writing, I'd say it starts off well but quickly becomes very... constipated. I think that's the best word to describe it. The MC has twice the amount of lines as the girls in any given conversation. He goes on and on in what looks like organic dialogue, until you realize how self-serving and rambly it really is. The constant internal monologues only make that worse. The MC often talks to himself more than he talks to the girl in front of him. "What does she mean by that? I wonder if she's into me. How do I feel about her? Is she uncomfortable? Am I being weird?" My brother in Christ, TALK to her. LISTEN to her. Stop describing every conversational cue. Stop thinking about every action. Stop holding the reader's hand through every dialogue. This game reads less like a character-driven visual novel and more like the MC's personal diary. It kills any subtlety and pulls you out of the immersion, making the girls feel incredibly shallow. That's why this game felt oddly exhausting to read. Now, let's address the elephant in the room. Nea is by far the most developed character in this game. Notice how I didn't say " well developed," and that's because she isn't. She has the longest storyline and it's not even close. By the time I finished her storyline, I looked at the URM progress panel and saw I had read over 80% of the entire game. And keep in mind, this is a game from 2018 (7 years of development). Looking at the changelog, you'll see that Nea shows up in almost every release note. And keep in mind, I have nothing against trans LIs, which is why I didn't skip her, but Nea quickly dominates the story and eclipses all the other girls, reducing them to background stand-ins while she hogs all the attention. This reminds me of Eve from Summertime Saga (toggeable trans character that the dev suddenly became obsessed with). So if you don't like Nea as a character, you can stop reading right here and skip this game, because she's basically the main girl and there's almost no content with the other girls. It boggles my mind how anyone could praise Nea's portrayal in this game. It's a sob story where the MC constantly makes things weird and treats her like she has special needs. It's like every scene is about Nea getting bullied, heckled and abused, and the story constantly treats her like she's made of paper. Some people have praised that portrayal because they're biased and will mindlessly cheer for any trans representation, but Nea's storyline feels very tokenizing, sappy and corny. Even the lighthearted scenes are ruined by sprinkling some trauma between every other line or mentioning Nea's transphobic dad. The game simply refuses to move on and actually treat Nea like a person. And instead of allowing the reader to decide how we feel about Nea from the beginning, we're forced to watch the MC go on internal monologues about his conflicted sexuality, repeatedly reassuring himself about how it's not "gay" to think she's pretty. The game treats Nea like an exotic animal and her writing comes from a very shallow attempt at virtue signaling. Another thing I hate about Nea's inclusion is how we never really help her develop her identity. She wears the same hideous combo of a button-up shirt + jeans for 99% of the time. We literally buy her one feminine outfit that we see two or three times in a few short scenes. The whole point of the game constantly mentioning her transphobic dad is to establish her repressed femininity, yet the game itself refuses to develop her femininity. Makeup? Clothes? Underwear? Accessories? Nah, let's just make her wear the same androgynous outfit she wears to school every day. That is so lazy . All the other characters are completely irrelevant, but I'll at least mention them. In short, Cha'relle and Heather are completely sidelined for the sake of elevating Nea, Millie has one fingering scene and Seki/Yui aren't even real characters. These characters are undercooked and barely worth talking about, but one thing I can say is that I hate how what little time we spend with Cha'relle is constantly ruined by her jealous brother or mentions of him. It feels oddly similar to Nea and her dad, which is a prime example of lazy writing. Heather almost felt like a real character, but she's just so... fucking... boring. The MC's interactions with her are so lukewarm and uninteresting with zero payoff. Also, these girls are way too quick to encourage the MC to build a harem. I can see the concept, but come on, we haven't even slept with them and they're already telling the MC to go find more members for his harem. Ironically, the only characters that feel like they belong in a porn game are the family members, probably because it's a concept that the dev is familiar with. Jamie is the secretly horny mom who lowkey wants to turn the family tree into a family vine, Tess is the jealous bombshell sister who needs a little push, and Evelyn is the clingy ball of sunshine. Notice how they actually sound like proper characters? Well, don't get excited, because only ~10% of all the content is about them. But look, I get it; the dev loves Nea. So why not make an entire game dedicated to her? Better yet, scrap the sandbox, focus on the family, and include Nea as a fleshed out option with proper execution? Eh, whatever, it's not my game and I'm just rambling. Visuals & Sexual Content: Spoiler Just to clarify: Even though Nea was by far my least favorite character, I decided to finish her story first after realizing that I wasn't enjoying the game and how everything seemed to revolve around her. I wanted to finish her storyline and see how long it would take for me to get a proper sex scene with another girl. Finally got a sex scene with Nea at the very end of her story (two thirds of the entire game). Then I got a sex scene with a side girl that barely counts as a character (Alicia), and that's when I realized that I had reached the end of the route for all other non-family girls (Cha'relle, Heather, Millie, Seki/Yui). Wanna know how many sex scenes I got with those five? None. Zero. Hell, not even a foreplay scene. After that I got started on the Mom/Sisters and finally got some handjob/teasing action. How many sex scenes with them, you ask? None. Haha, no, really. There are no sex scenes with the mom or the sisters, just some foreplay and some teasing with Eve, nothing else. Again, keep in mind that this game has been in development hell for 7 years and still only features one sex scene with Nea (the divisive trans character) and one with Alicia (unimportant side character) which was admittedly pretty hot, but still. As for the visuals, all I can say is that the entire game looks like it's stuck in 2018. The models look dated and some of the lighting is just awful, either too bright or too dark at times. This is also one of the ugliest MCs I've ever seen. The dude legit looks like the "People with blue eyes" meme. That being said, I like the posing and facial expressions. But honestly, I find it hard to compliment this game, all things considered. Final Thoughts: I honestly don't understand how anyone could give a positive review to this game, let alone 5 or even 4 stars. There are two sex scenes in the entire game, the characters are awful, the sandbox is pointless, the plot is literally nonexistent, the renders are stuck in 2018 and there are no redeeming qualities to be found. And keep in mind, I played the whole thing from start to finish without skipping anything or anyone, and I can't believe how indefensibly bad this game is as a whole. I wanted this game to be good, and I wanted to like Nea, but when your game is completely hijacked by a terribly implemented character that a lot of people don't like, that's a problem. And mindlessly celebrating trans representation just for the sake of it is just counter-brigading and doesn't help anyone. Parental Love will remain one of my favorite games of all time, but Apartment 69 is just shameless shovelware. It's honestly unbelievable that this game hasn't been abandoned yet.

The quality is generally pretty high. This means the images, animations, the catchy music and the characters. The way the orgasm is depicted with the flashing. The themes are interesting. Mother, sisters, young girls, trans, teacher. All ages at one school. It's still weird for me with young girls. But I find the insight into how the developer realizes his ideas interesting. I don't really find the mother's reasoning convincing. But it's just a game. I really like the part with Noa. I found it interesting that she is trans and the story behind. But it didn't bother me. Even though I probably wouldn't do that in real life. I also really like Alicia. It's a shame that there's no pregnancy scene (yet). I wondered why there was so little with Cha compared to many others. For the relationship you have, there wasn't much going on in the cinema. Preeti doesn't make much sense at the moment. Seki I think is very weird. I thought the teacher and swimming parts were very good. The picture exchange was rather strange. She is also not so much appealing but that's personal preference. Watching other games on TV is a great idea. I played another short game in between. In its current state, the game is more of a 3.5 for me, but as you can only choose between 3 and 4 and I hope it goes further, I'll give it a 4.

Loving it so far! I haven't finished it yet, but I've made it pretty far I think and I'm having alot of fun! I loved Parental Love and this is also really damn good, despite being a more sandbox experience. I'm not usually into erotic sandbox games but this one has kept me playing alot more that I expected, even though I love the devs other game. The girls are all great, very pretty, cute and funny. The MC I think is pretty funny too, epsecially with his comebacks to Eric, the writing is so silly at times but I love it XD. overall, great game so far. Much Love <3 Edit: I also agree with everyone else, Nea is amazing, and so is Heather. That drawing she did actually made me tear up. Such a beautiful moment <3 Just Finished it and loved it all the way through. It's funny, some parts are emotional, it's wholesome, cute, overall just really damn good. Seven years and almost nothing to show for it. Positive: You can skip characters... Negative: It still happens in the story. So in all honesty there isn't much here. You get a sandbox (morning, day, evening and night) where 90% of the content happen at day, meaning your gameplay loop looks like this: Morning, open and check map, nothing happening, close map, skip time. Day, open and check map, oh an event, click location, play event, auto time skip. Evening, open and check map, nothing happening, pre-emptively go to apartment, skip time. Night, open and check map, nothing happening, close map, click on bed to skip to morning. Now that's the adrenalin and story filled gameplay that I crave... No the sandbox is completely useless, because most events follow one another and are rarely happening at the same time (you choose between two events). So cutting the sandbox would be a huge benefit for the player and the game. The trans character is not my cup of tea, also a major mistake regarding info around that issue. And then there are the "18" characters, four out of eleven characters that are also a skip for me. But now to the positives, what is left regarding H-scenes after the above? I mean the game is seven years in development... Two scenes in which you "dominate" your teacher. The renders are ok for something that released seven years ago, but are nothing great today. There are games with more content in their first release out there, look for them and skip this.

The game is all about a young boy, who wants to be a girl. But...you're not playing the poor boy. You are playing a mind-open hero. MC is the wokest hero alive...with a strange attitude for "18" years old girls. He's all that understanding and open minded for everything...no matter of age, gender, race or whatever. There is no way to avoid content, if you want to have ANY content, because every scene is the consquence of some scenes before...you don't like to see gay/trans content? Bad luck for you, because you'll get nothing, if you don't look this stuff, too. So....beside the renders, what are excellent, the rest is a waste of time, if you are not into gay/trans stuff. And if you don't like "18" years old girls...don't do the mistake and download the lewd-patch.

Where to begin with this one...Story is for the most part boring and vanilla, granted there are a few good things in it when it comes to story but it gets ruined by being almost a 100% linear story for everyone except the futa character whom you can avoid, but everything else is just forced relationships and sex, theres rarely any choices if any at all outside futa character. Then theres the animations? yeah... i saw none, granted i had a few with skip character as "on" since i dident care about them, could they have animations? i have no clue nor do i care....but for all the others i saw 0 animations, whenever i got to a sex scene it just had a "animation here" text which i guess is for dev to remember to add one, but considering this game is 7 years old.....7.....and this is what you get thats just no good and odds are game might never be complete since it would proberly take 10+ years more. Next theres the sandbox? why its there i couldent tell ya, it serves no reason to be there since all you do is click a one of 4 map points to go where theres some content to be had and thats it no more. My personal guess is that its there only to avoid putting on the kinetic novel tag and there is no linear tag, so its just to hide the fact that its pure linear/kinetic. As for the skip character option, it is just a skip meaning you dont get dialogs or see what happens but it still happens and you get messages like "i took her virginity" so like i said its linear with 0 choices. As for content you would think this was at most a 1 year old game and not 7 years, theres multiple girls there still has 0 sex scenes and atleast one has close to 0 content as well. This is a massive waste of time and pointless to download.

No real choice. You either jump on board for trans content, or, you just skp the sex scenes but still end up being with the trans character. The sandbox bits only serve to waste time, both figuratively in-game and in reality by making you skip time to progress through the story.

altought it starts nice I hate that i dont really make any meaningfull choices. If i dont want to be with trans i am still forced (i can only skip scenes but technically mc still is with her). I cant even choose wheter i want to be with girl or not and i am forced to polygamy

The game is great, I like the characters specially Nea, she hit the kink I got and I like her personality, she is avoidable but you would skip a lot of content I feel like the game it's focused on her right now, and I like it personally, anyway the other characters are pretty good as well.

+ great mc - assertive, he is not an idiot wimp + beautiful music + sandbox is nicely done + game is not boring, all characters are interesting + teacher well written avn with awesome mc - which is rare these days

Definitely going on my list of favorites, I've just completed all the games content so far,and Nea's my favorite she's just so sweet, 10/10 best girl, I'm glad I found another game with a trans girl, as trans girls and femboy are my favorite, keep up the good work and thanks for making this game.
