About Hot Property

Hot Property is a Ren'Py adult visual novel by Hematite, presented with animated 3DCG visuals. You play a somewhat unlucky mechanic whose unexpected break turns him into a successful film producer, and the story treats that change as a cheeky comedy of errors. The tone is lighthearted and playful, mixing surreal set pieces, consensual kink, and NSFW humor, with choices and consequences shaping the erotic adventure. It features a male protagonist and lesbian content.

The current build is v1.0.0, released on January 23, 2026, and development is finished. It runs on Windows and Linux, is available in English plus eight other languages, and is uncensored. The latest update is the full release, completing the short story after earlier updates introduced new characters and continued the producer storyline. The game includes about 10,000 words and 700 images.

Developer's description

Hot Property is a brisk, playful adult visual novel about a somewhat unlucky guy who lands the kind of break most people only dream about—and promptly turns it into a comedy of errors. Expect cheeky humor, surreal twists, consensual kink, and a generous dose of NSFW chaos.

Changelog

v1.0.0 Full Release v0.3.0 The erotic adventure of our mechanic, now transformed into a successful film producer, continues. The full release of this “short” story is scheduled for the end of December, so this will most likely be the last update on Patreon. Once Hot Property is published on Steam, the complete version will, of course, be available here as well. v0.2.0 The adventure of our trusted mechanic continues. In this update, I have the pleasure of meeting two new girls: emerging actress Betty and aspiring director Amber, who is looking for funding. Enjoy! P.S. I recommend starting the game again, as I found some serious bugs in the previous version. v0.1.0 - Initial Release ~10k words • 700 images • choices & consequences Lighthearted tone, erotic comedy, surreal set pieces Kink-friendly, consensual scenarios (18+)

The story's a little bananas, but mostly in a good way. I like how much control you have over the main character. It's a harem game, but I settled on only two of the women in the game. Spoiler: slight…

AVN is quite short in my opinion you become someone else and fuck a bunch of girls but the payoff is pretty much ass here. I really waffled between 1 & 2 stars for how this one turned out ultimately…

Really enjoying this VN so far. Girls are hot and adding the animations make for a much more immersive and enjoyable experience. Would love to see a walkthrough and/or gallery unlocker to make sure I have not missed any content…
