Lease with Benefits
About Lease with Benefits
Lease with Benefits is a Ren'Py dating sim from Porchlight Games. You play Alex, a man arriving with a suitcase for a fresh start, meeting roommates and townspeople. The game uses 2D AI CG and a sandbox-like daily loop: days are divided into time slots, and a town map opens daytime stops: a cafe, a library, a gym, a park, a school, an office, and a bar. Choices deepen bonds across four levels: Acquaintance, Friendly, Close, and Devoted, with themes of romance, humor, and voyeurism.
The current build is v0.2.0, released on October 26, 2026. It is a four-week preview, and development remains ongoing, with more locations, characters, and story content planned. Four primary storylines are underway: Marianne, Frankie, Claire, and Nora, while supporting characters are still early. Windows and Linux are supported, and the language is English. The release is uncensored, all characters are adults, and adult content can be disabled in Preferences.
Developer's description
You're Alex, arriving at your new home with a suitcase and a fresh start. Your new roommates are waiting, and the town around you is full of people to meet. Over a four-week preview you talk, flirt and spend your days across town, and your choices decide who you grow close to. Spoiler Each day is split into time slots. Use the map to visit places around town and inside the house, such as the cafe, library, gym, park, school, office and bar. Relationships build through four tiers: Acquaintance, Friendly, Close, Devoted. The first four main character stories have begun (Marianne, Frankie, Claire, Nora). Supporting characters are still early in development. More locations, characters and story content are planned. All characters are adults (18+). Adult content can be turned off in Preferences.
